Database Metrics

Database Logic (quantity == 0): In the system database, when a guest books a room for a specific date, the inventory record for that day is updated to quantity = 0. Unbooked or available rooms have a quantity of 1 or more.

Formula Explanation

The Monthly Formula: NOBEDS tallies all booked room-days (where quantity is 0) and divides it by the total potential capacity (Total Rooms × Unique Days in Month) to produce the monthly average occupancy rate.

What is Occupancy Rate?

Occupancy rate indicates what percentage of your total available rental inventory is occupied by paying guests over a specific period. It is one of the most fundamental performance metrics (KPIs) in the hospitality industry.

How to Calculate Occupancy Rate

The formula is simple: divide the number of occupied rooms by the total number of available rooms, then multiply by 100.

Occupancy Rate = (Occupied Rooms / Available Rooms) * 100
For example, if you have 30 available rooms and 18 are booked, your occupancy rate is 60%.

Why is it important?

Occupancy rate helps you understand demand patterns, validate your marketing efforts, and manage staffing levels. However, it shouldn't be looked at in isolation. High occupancy with very low room rates will hurt your bottom line, whereas balanced occupancy with high rates is often more profitable.
